February 25, 2025 Public Open House!

A huge thank you to everyone who attended the South Coors Corridor Sector Development Plan Public Open House! Your participation is essential in shaping the future of this corridor, and we appreciate the time and insights you shared.

Event Overview

Approximately 30 residents and business owners joined us to discuss the proposed zoning framework for the corridor. The open house began with a brief presentation on the project's purpose, scope, and timeline, followed by interactive stations where attendees explored key elements of the plan, including:

  • Plan Vision, Goals & Policies
  • Proposed Zoning & Design Overlay Standards
  • Traffic & Safety Considerations (with engineers from the separate but concurrent Coors Safety Project)

Key Zoning Proposals

  • South Coors Boulevard Corridor (SC-C) – This proposed opt-in zoning designation applies to most parcels in the plan area. Property owners may initiate a zone change application post-adoption, or they can indicate interest in opting in at the time of adoption without an immediate zone change. Those interested can contact the project team to be added to the official opt-in list.
  • South Coors Boulevard Activity Center Zone (SC-AC) – Applies to key parcels at four major intersections. Three are identified in higher-ranking plans as Centers, while the fourth was designated through this process. Unlike SC-C, this zoning would take effect upon plan adoption, replacing existing zoning. The Las Estancias Activity Center remains governed by its Special Use Permit and unique land use entitlements.
  • Design Overlay Standards – Apply to both SC-C and SC-AC to guide development quality and consistency.

February 25, 2025 Open House Presentation

The February 25th Open House presentation provided an overview of the South Coors Corridor Sector Development Plan, outlining its purpose, scope, and timeline. It introduced key elements of the plan, including the vision, goals, and policies that will guide future development along the corridor.

Attendees had the opportunity to discuss how these zoning changes could impact their properties and explore an interactive zoning map that allows users to view parcel details, compare zoning alternatives, and provide feedback via a digital map pin. The project team demonstrated this feature during the open house and provided take-home flyers for later access. The draft Sector Plan was released on February 27, 2025, and the team is accepting public comments until March 28, 2025, please send comments to berncocoorsblvdsp@dekkerdesign.org. The plan is expected to go before the County Planning Commission in May 2025 for a recommendation, with potential adoption by the Bernalillo County Commission in August 2025.
