Draft Goals and Policies
The goals and policies outlined in the following document will serve as a guiding framework for the future development, growth, and sustainability of the South Coors Boulevard Sector Plan, aligning with key elements such as sustainability, land use, transportation, housing, economic development, and utility infrastructure. Goals represent broad, aspirational outcomes that define the desired long-term direction for the community, while policies provide specific, actionable strategies to achieve these goals. Together, they offer a structured approach to decision-making, ensuring development aligns with the community's vision, priorities, and long-term objectives. These goals and policies promote economic vitality, social well-being, and environmental stewardship, fostering sustainable land-use practices that improve the quality of life for both current and future generations. They provide clarity of vision, ensure consistency in decision-making, enable measurable progress, facilitate community engagement, and help balance competing interests, such as economic growth, environmental protection, and social equity.

Draft Existing Condition Assessment
The Existing Conditions Assessment Draft offers a comprehensive overview of the current state of the South Coors Boulevard corridor. It examines key topics such as sustainable land use and zoning, transportation, housing, economic development, and utility infrastructure. The assessment identifies strengths, challenges, and opportunities within the area, incorporating community input, technical analyses, and site observations. This foundational document will guide the development of future recommendations in the South Coors Boulevard Sector Development Plan, ensuring that the final plan reflects the community’s needs and conditions.
